Harrison Enterprises - Property Management for Wilmington, Delaware and Kent and New Castle Counties
March 25, 2009
In light of the new point system the City of Wilmington wishes to institute to declare properties as disorderly or a public nuisance, Shawn L. Harrison Enterprises L.L.C. has decided to be pro-active with this new system. For those who were not able to attend the meeting at city hall on Monday, March 23, 2009, below is the new point system at a glance.
THE PROPOSAL AT A GLANCE
Under the city's current disorderly property law, officials can take action if a property has two or more problems within a 12-month period, and the law allows the Licenses & Inspections commissioner to suspend or revoke a business license if problems are severe.
The proposed law would institute a point system to keep track of problems at specific properties and would give the city Licenses & Inspections commissioner authority to close a business, home or apartment temporarily.
A property would be considered disorderly if it received 12 points in a six-month period or 18 points in a 12-month period. Crimes such as murder would be eight-point violations; assaults, rapes, riots and drug sales would be six points; building code violations would be four points; animal complaints would be three points; and a police response to the property would be one point.
To avoid points being assessed to your property Shawn L. Harrison Enterprises L.L.C will have more frequent services provided to all properties. Beginning almost immediately after the system is voted on and passed; our Ground Crew will be monitoring all properties more frequently. Elimination of debris from the exterior and rear of the property will be conducted daily verses weekly. More effective and stern monthly inspections will be incorporated into the new pro-active plan. With these monthly inspections we can monitor, repair deficiencies and manage all properties effectively before giving the city Licenses & Inspections Commissioner a chance to get involved. Another process that will see changes made will be our application screening. Our new process will be more detailed and strict eliminating risky residents and granting approval of qualified residents for your properties.
This is the time that we as landlords and property management must work closely together to succeed in the new system being established. We are trendsetters, not dreadful investors. As a team we will prevail!
