Marketing and Advertising

SLH Enterprises, Inc., has a long list of solid local and out-of-state corporate personnel and housing relocation offices.  When your property is listed, it is entered on our rental database.  This list is sent and updated weekly to all online outlets that SLH Enterprises, Inc., has relationships with including but not limited to: Postlets, Trulia, Hotpads, Craigslist, Frontdoor, Oodle, Facebook, Twitter, Vast, local housing authority.  Newspaper advertising programs are developed to meet the budget and expectations of each indivdual Client.

Qualifying New Tenants

All applicants need to fill out an application to move into our rental units.  An application must be completed and signed by all prospective tenants. This will  us assess the prospect's credit history, credit references are obtained from a major-reporting agency.  An application fee is collected from the tenant to cover the cost of the credit screening.  This fee is retained by SLH Enterprises, Inc., to cover cost.  Employment reference and income verifications are performed.  Previous landlord history is obtained and all applicants are carefully screened to establish that the prospect has the ability to pay the rent.  When our Property Manager evaluates the prospect's qualifications, you will be contacted to discuss the application and proposed lease.

Lease & Security Deposit

Upon approval of application by the management office, the property is removed from the rental database.  A security deposit equal to one month's rent is collected.  A standard lease is excuted anf the first month's rent will be collected.  For our Management accounts, SLH Enterprises, Inc., will hold the security deposit in an escrow account in a local bank.  A complete tenant file is maintained in the office and a copy of the lease is forwarded to the Client.

Inspections & Move-Out of Resident

The Property Manager will perform periodic inspections of the property. The Delaware Landlord/Tenant Code required forty-eight (48) hours notice to a tenant prior to entering a rental property, except in the case of an emergency.  Upon termination of the lease, the property is inspected for damage and a statement of charges will be prepared as outlined in the Landlord/Tenant Code. Damages beyond normal wear and tear will be noted and charged to the tenant, deducted from the security deposit and credited to your account. Cleaning and painting of a rental unit is considered normal wear and tear and cannot be charged to the tenant.  The security deposit refund will be mailed to the tenant’s new address. If the cost of repairs exceeds the security deposit, the tenant will be billed. If payment is not received, owner will be advised as to the legal options available for collection of the debt.
